Przedmiot i cel pracy: Opierając się na ogólnospołecznych zarzutach, że centra handlowe dyskryminują małych najemców, niniejszy artykuł ma na celu: po pierwsze zidentyfikowanie głównych determinant najmu w centrach handlowych; a po drugie, zrozumienie, czy istnieje statystycznie istotne rozproszenie najmu w stosunku do mikro, małych i średnich przedsiębiorstw (MMŚP). Materiały i metody: Wskaźnik względnej ważności i inne testy statystyczne zostały zastosowane do analizy danych z ankiet. Wyniki: Najemcy MMŚP płacą średnio 20,32 USD/m2 więcej niż najemcy kluczowi i 19,12 USD/m2 więcej niż sklepy sieciowe ze względu na ograniczenia kapitałowe. MMŚP są również narażone na dodatkowe ryzyko podczas nagłych wstrząsów gospodarczych z powodu niemożliwych do utrzymania zapisów dotyczących najmu i słabej pozycji negocjacyjnej. Wnioski:: Badanie kończy się stwierdzeniem, że sektor MMŚP jest dotknięty narzucaniem wysokich stawek czynszowych. Zaleca się, aby centra handlowe stosowały prostszą politykę najmu. Ponadto należy zalecić stowarzyszeniu centrów handlowych wyłącznie ochronę interesów MMŚP.
